Raffles Residences Coconut Grove: The Legendary Hotel Brand’s First Homes Without a Hotel, From $4.5 Million
The name behind Raffles Singapore is building just 35 waterfront residences on Biscayne Bay — its first standalone branded homes anywhere, with butler-style service built around owners instead of guests.
For nearly 140 years, Raffles has meant one thing: a hotel. Raffles Singapore opened in 1887, and the name has since become shorthand for butlers, legendary bars and old-world service. Now, for the first time anywhere, the brand is building a home with no hotel attached — and it chose Miami’s Coconut Grove to do it.
Raffles Residences Coconut Grove will hold just 35 private residences at 2545 South Bayshore Drive, right on Biscayne Bay, with homes starting at $4.5 million. Developers Mast Capital and BH Group announced the project with Raffles on October 29, and sales are expected to open this fall.

Why 35 Homes Is the Whole Point
Most branded towers in Miami hold hundreds of units. Thirty-five is tiny on purpose. At that size, the developers say, owners can be known by name, their preferences remembered and services shaped around how they actually live — the kind of attention Raffles is famous for with its Butler Service in its hotels, translated into everyday life at home.

The building is designed by Brandon Haw Architecture. Haw spent 26 years at Foster + Partners, where he ran the firm’s U.S. operations, before opening his own studio in 2014. Plans describe a sculpted waterfront building where the bay meets the Grove’s famous tree canopy, with views across Biscayne Bay, over the neighborhood’s private enclaves and toward the Miami skyline. A limited collection of penthouses will crown the top.
The Perk You Can Use Anywhere
Owning here also comes with travel benefits. Through the Accor Ownership Benefits Program, owners get global VIP recognition and Elite membership in ALL Accor, the loyalty program behind Raffles, with preferred rates at more than 45 brands and over 5,800 Accor hotels and resorts worldwide. In other words, the service follows you when you leave home.
Why Coconut Grove
Coconut Grove is Miami’s oldest neighborhood, and it still feels like it: winding roads under a thick canopy of trees, historic estates along the water and a slower pace than the rest of the city. New waterfront building sites are scarce, which is a big reason the area has become one of South Florida’s most sought-after places to live. Neighboring Coral Gables and Downtown Miami are each a short drive away.

What We Know So Far
This is an early look. Floor plans, unit sizes, amenities and a completion date have not been released yet, and pricing could change once sales officially open. What is set: 35 homes, a bayfront address, a starting price of $4.5 million and the first Raffles home that is not part of a hotel. For buyers who want a famous hotel name’s service in one of Miami’s most private neighborhoods, it is one to watch.
