Four Seasons Private Residences Deer Valley: Ski-In Homes From $3.75 Million — and a $37 Million Penthouse

Extell and Four Seasons are building the centerpiece of Deer Valley East Village, the first new alpine village in North America in more than 40 years — with just 68 private residences, a ski valet at the door and the most expensive condo ever offered in Utah.

For decades, owning slopeside at Deer Valley meant waiting for something to come up for sale. Now, for the first time in more than 40 years, a new alpine village is being built from scratch in North America — Deer Valley East Village — and at its center sits Four Seasons Resort and Private Residences Deer Valley. Its top home, a duplex penthouse called Keetley, is being offered at $37 million, a figure expected to make it the most expensive condominium ever listed in Utah.

The developer is Extell Development Company, the New York firm behind some of Manhattan’s most ambitious towers, working with Four Seasons Hotels and Resorts for the third time. The two-tower resort will hold 134 guest rooms, 55 hotel residences and a limited collection of just 68 private residences — the first homes Four Seasons has brought to Deer Valley.

A Chalet Silhouette, Reimagined

Architecture and interiors are both by ODA, the studio led by Eran Chen. The design takes the traditional Swiss chalet as its starting point: a stone-clad base that rises from the mountainside and angled rooflines that draw the eye up toward the peaks. Inside, ODA leans on handcrafted, artisan materials to build warmth and texture, blending indoor and outdoor living in a way that feels modern without losing its sense of place.

Private residences run from one to six bedrooms, from roughly 1,200 to 7,000 square feet, with listings starting around $3.75 million. At the top, four penthouses range from about $24.4 million to $37 million, with grand salons, chef’s kitchens and sweeping views across the Wasatch range and the Jordanelle Reservoir.

Ski Valet at the Front Door

This is a ski home first. A porte-cochère opens directly onto the ski beach and chairlifts, and owners have a ski valet, a ski lounge with lockers, and on-site tuning and boot fitting, so mornings go from coffee to first chair with no carrying, hauling or parking lots. It sits at the doorstep of Deer Valley’s East Village expansion, which has roughly doubled the resort’s skiable terrain with new runs, lifts and a gondola.

More Than 60,000 Square Feet of Amenities

Off the mountain, the amenity program spans the podium and rooftop levels of both towers. The full-service spa centers on a thermal area with a hammam and vitality pool, plus steam, sauna, hot tub, cold plunge and private treatment rooms. An 11,000-square-foot pool deck holds two indoor-outdoor pools and a pool bar, and residents have their own private rooftop pool with sauna, steam and cold plunge.

For year-round living, there is a fitness center, a golf simulator, a squash and basketball court, a young adults center, Kids For All Seasons programming and even a pet spa. Owners receive Four Seasons Elite membership, 24-hour doorman and concierge, underground valet parking and private storage — the full service of the hotel, extended to a private home.

Why It Matters for Buyers

Truly new ski-in, ski-out inventory at a top-tier resort is rare, and a brand-new village built around a major terrain expansion is rarer still. Demand has followed: Extell reported nearly 40 percent of the inventory under contract in mid-2025, after closing a $600 million construction loan, with completion expected in 2028. For travelers who know the high-end mountain hotels of the West, like Hotel Jerome, Auberge Collection in Aspen, this is the residential version of that experience, built from the ground up.

The trade-offs are the usual ones for a pre-construction resort home: buyers commit years ahead of delivery, plans and pricing can change, and association fees at this service level are significant. For buyers who want Four Seasons service, ski access at the door and a stake in Deer Valley’s next chapter, very little in the American West compares.
