The Residences at The Nashville EDITION: 84 Homes in the Sky Over The Gulch, From $1.6 Million

Fifteen floors of residences crown a 28-story EDITION hotel tower — with a heated saltwater pool 150 feet above the city, half-floor penthouses and the polished, nightlife-ready service the brand is known for.

The best seat in Nashville may soon be 150 feet up. That is where the pool sits at The Residences at The Nashville EDITION — a 50-foot heated saltwater pool lined with serviced cabanas, looking out over The Gulch from a tower that rises about 380 feet above Grundy Street. Above it, 84 private homes fill the top 15 floors of a 28-story building that also houses The Nashville EDITION hotel, the brand’s first residences in the city.

EDITION, Marriott’s most design-driven luxury brand, has built its reputation on hotels that double as their city’s social hubs, from London to Tokyo. In Nashville, developer Tidal Real Estate Partners is bringing that formula to the north side of The Gulch, where its tower at 11th Avenue North broke ground in early 2026 after $371.5 million in financing came together.

Glass, Height and Views in Every Direction

The architecture is by Nashville’s ESa, which shaped a sleek glass tower designed to make the most of its corner site and is targeting LEED Silver certification. Every home has floor-to-ceiling windows framing the downtown skyline, the city beyond and the green hills on the horizon, and deep balconies wrap the tower’s corners so select residences get true indoor-outdoor rooms in the sky.

Interiors are by New York’s INC Architecture & Design, the same studio behind the hotel, so the homes share its refined materials and warm palettes while echoing details from the building’s exterior. Layouts range from one to four bedrooms, with prices starting around $1.6 million.

The Penthouses

At the top, a limited collection of penthouses — including two half-floor homes — raises ceilings to 13 feet and adds expansive terraces built for entertaining, with panoramic views across Nashville. They are the clearest expression of what the building is selling: the city’s most dramatic vantage point, with an EDITION team on call.

EDITION Service, From the Curb Up

Owners arrive through a private porte-cochère and their own entrance, where doormen greet them by name and a concierge handles the day’s needs; personal shopping and delivery take care of errands. The amenity floor adds that rooftop-height pool, a golf simulator, a spa, a fitness center, lounges, a gallery and a game and music room — a very Nashville touch.

Below, The Nashville EDITION hotel brings more than 260 rooms, a lobby bar, a restaurant and a restaurant bar, and owners receive priority access to its dining, spa and leisure programming, along with preferred access and rates across Marriott properties. Why It Matters for Buyers

With just 84 homes stacked above a full-scale EDITION hotel, the building offers something scarce in Nashville: a smaller residential count with big-city hotel services and some of the highest views in The Gulch. Its walkable location near the neighborhood’s restaurants, shops and offices only adds to the appeal.

The trade-offs are those of any home bought during construction. Work began in early 2026, so buyers are committing well before move-in, and plans, pricing and timing can change. Service at this level also comes with meaningful association fees. For buyers who want polished design, serious height and a hotel that feels like a private club downstairs, it is among the most compelling addresses in the city.
