The Cloud One Residences Wynwood: Loft Living Above a Design Hotel, From the High $500,000s
Eighty-five loft-style condominiums, including 15 double-height penthouses, rise above a 214-room hotel in Miami's art district — with hotel services on call and a price of entry rare for branded living in Miami.
Branded residences in Miami usually come with a seven-figure opening number. The Cloud One Residences Wynwood has been launching in the high $500,000s — and for that, buyers get a loft-style home three floors above a 214-room design hotel, hotel services available on request, and a front door in the middle of the city’s most creative neighborhood.
The collection is intentionally small: 85 condominiums on the top three floors of an eight-story building at 2215 NW 1st Place, including 15 double-height penthouses. It is the first project to pair a hotel with branded residences under The Cloud One name, the lifestyle brand of Munich-based Motel One Group, developed alongside Ralf Büschl of the BÜSCHL Group and Sebastian A. Lüdke of ALP.X Group.

Lofts With Real Character
Floor plans range from studios to three bedrooms, from about 450 to more than 2,200 square feet. Interiors are by March and White Design (MAWD), which leans into warmth over flash: softly patterned walls, custom wood millwork, stone accents and floor-to-ceiling windows. Juliet balconies bring in fresh air, select homes add private loggias, and the penthouses open up with soaring double-height ceilings.

Kitchens are where the European pedigree shows. Imported SieMatic cabinetry in Pecan Wild Oak pairs with a full suite of Miele appliances, Taj Mahal countertops and backsplashes, tiled islands and bronze-toned hardware. Bathrooms continue the palette with quartzite counters, fluted oak vanities, backlit mirrors and textured tile.

A Hotel Downstairs, on Your Terms
The defining feature here is the hotel below. Residents arrive through their own access-controlled lobby, with 24/7 valet and concierge handling reservations, events and the everyday. A residents’ lounge doubles as a co-working space with a coffee bar. And when you want more, The Cloud One Hotel offers à la carte in-home services — housekeeping, laundry, room service and maintenance — so owners pay for hotel conveniences only when they use them.

The roof completes the picture: a pool with cabanas and daybeds, an indoor-outdoor restaurant and bar, a serviced fitness center, a spa with steam and sauna, and an open-air yoga deck, all with views across the city.
Who It’s For — and the Trade-Offs
Ownership is built to be flexible. According to the developer, owners can rent their residence for a minimum of 30 days, which lets a home work as a full-time residence, a Miami pied-à-terre or an investment. That flexibility, combined with the entry price and the Wynwood address — minutes from the Design District and across the bay from the beaches in our guide to 5 reasons to visit Miami Beach — is what sets the project apart from Miami’s larger branded towers.
The considerations are the usual ones for pre-construction. Completion is targeted for around 2028, so buyers are committing well ahead, and plans can evolve before delivery. Living above a busy hotel in an energetic neighborhood also means more activity than a quiet residential street. For buyers who want design, art and hotel-style ease in one of Miami’s most dynamic districts, it is a compelling and unusually accessible way in.
